Important Information

This Credit Guide contains important information about Blue Harbour Mortgage Pty Ltd and your broker. It explains:

  • our fees, charges and commissions for helping you obtain a loan or other credit product;
  • how we meet our responsible lending obligations to ensure credit is not unsuitable for you; and
  • what you can do if you have a complaint or compliment about our services.

In this Credit Guide, references to “we”, “us”, “our” or “Blue Harbour Mortgage” mean Blue Harbour Mortgage Pty Ltd and its authorised representatives.

We provide credit assistance services, including arranging and assisting with applications for home loans and other consumer credit products from a range of lenders.

What Is Credit Assistance?

We are required to provide you with this Credit Guide as soon as practicable after it becomes apparent that we are likely to provide credit assistance to you.

We provide credit assistance when we:

  1. suggest or assist you to apply for a particular credit contract with a credit provider;
  2. Suggest or assist you to apply for an increase to an existing credit contract; or
  3. Suggest you remain in a particular credit contract.
     

Our Obligations to You

When providing credit assistance, we are legally required to only recommend or assist with credit products that are not unsuitable for you.

To meet these obligations, we must complete a Preliminary Assessment, which involves asking about:

  • your requirements and objectives;
  • your financial and personal situation; and
  • your ability to repay the proposed loan without substantial hardship.
     

We are also required to take reasonable steps to verify certain information you provide. This may include requesting documents or contacting third parties.
It is important that all information you provide is accurate and complete.


Obtaining a Copy of Your Preliminary Assessment

You may request a copy of your Preliminary Assessment at any time.

We must provide it to you:

  • within 7 days if requested within 2 years of providing credit assistance; or
  • within 21 days if requested between 2 and 7 years after providing credit assistance.

There is no charge for requesting or receiving a copy.


Fees and Charges Payable by You

We do not charge you a fee for our credit assistance unless we agree otherwise with you in writing. Any fees payable by you will be fully disclosed before you proceed.

We receive commissions from lenders and lessors for credit contracts or leases where we provide credit assistance. These commissions are paid to us by the lender or lessor and are not payable by you.

The total amount of commission we may receive will vary depending on factors such as the lender or lessor selected, the loan or lease amount, the term, product features, and the amount and timing of repayments you make.


How We Are Paid (Commission)

We are generally paid commissions by lenders for introducing customers whose loans are settled. These commissions may include:

  • Upfront commission: paid after loan settlement, usually calculated as a percentage of the loan amount.  Upfront commission payable by lenders in relation to home loans and investment property loans is calculated as a percentage of the loan amount. This commission is generally in the range of 0.55% to 1.00% of the loan amount and is usually paid after settlement of the loan. 
  • Trail commission: paid periodically based on the outstanding loan balance.  Trail commission payable by lenders is generally calculated on the outstanding loan balance and is paid in arrears on a regular basis (monthly, quarterly, bi-monthly, or annually). Trail commission is generally in the range of 0.00% to 0.35% per annum of the outstanding loan balance. 


Leases

Upfront Commission
Upfront commission payable by lessors in relation to leases is calculated as a percentage of the lease amount and is generally in the range of 0.00% to 4.00% of the lease amount. This commission is usually paid after settlement of the lease.

Trail Commission
Trail commission is generally not payable in relation to leases.

We are only paid these commissions if your loan settles and is drawn down.

These commissions are paid by the lender, not by you, and do not affect your interest rate or loan fees.


Disclosure of Commission

Further details of the commission we may earn will be included in the Credit Proposal Disclosure Document that we provide to you at the same time as we provide credit assistance.

You may request information from us at any time about:

  • the fees or commissions we are likely to receive;
  • how those fees or commissions are calculated; and
  • our reasonable estimate of the amount payable.

Upon request, we can provide a reasonable estimate of commissions likely to be received.

We do not receive volume-based commissions or volume bonus arrangements that could influence our recommendations.


Non-Monetary Benefits

From time to time, we or our brokers may receive non-monetary benefits such as training, professional development, conferences, educational seminars, or hospitality. These benefits are intended to improve product knowledge and service standards and are generally not attributable to any particular loan.


Referrals to and from Third Parties

We may refer you to third-party service providers (such as conveyancers, buyer’s agents, or other property-related professionals). You are under no obligation to use these services.

If you choose to proceed with a referred service, we may receive a referral fee from that third party. Any such referral fee will not be payable by you and can be disclosed upon request.

The list below documents the 6 most commonly used lenders by our Licensee in the previous 12months, This does not necessarily reflect all of the financial institutions that our Licensee is able toconduct business through.

However, if less than six lenders are displayed below, this is a summary of the lenders that our Licensee is able to utilise for loan submission purposes.
